Founder & Principal Advisor — RCA

Leo Montemayor founded Residential Construction Advisory with one clear purpose: to give every client the independent, expert guidance they deserve when navigating one of life's most significant financial decisions — building their home, or first investment property.

With over 20 years in the finance industry and more than 9 years in residential construction, Leo brings a rare and powerful dual perspective. Holding a Diploma in Banking Services Management and a Diploma in Building and Construction, he understands both the financial weight of a building project and the technical realities of delivering it — giving clients advice that is simultaneously astute and grounded.

Leo is bilingual in English and Tagalog, allowing him to engage authentically with a broader community of clients and ensuring nothing is lost in communication when it matters most.

Personally overseeing every client engagement, Leo ensures each project receives the focused attention, transparency and advocacy it deserves — from the very first consultation through to handover.

If you're looking to purchase land as part of your build, we review and interpret the Land Disclosure Statement and the Developer's Plan of Development on your behalf — ensuring you have a clear picture of what you're buying before you sign anything.

Contract Preparation & Review

Once you're ready to proceed, we manage the preparation of your full Building Contract — including Specifications, Inclusions List, Upgrade Schedules, and Builder's Custom Plans. We carefully check every detail for accuracy so you don't navigate building documentation alone.

Construction Support & Progress Updates

Once your build is underway, we're still by your side. We keep you informed with regular construction progress updates and help you understand your progress payment schedule — so you always know what's happening and when payments are due.

Independent Building Inspections

Where required, we arrange certified and licensed Building Inspectors to independently assess your build at key stages — giving you peace of mind that your new home is being built to the highest standard.

Handover — The Exciting Part!

As your build nears completion, we coordinate the entire handover process with your builder, ensuring a smooth and exciting transition into your brand new home. You'll never feel alone in this process.
